Every lease draft, in one room

An offer to lease, a counter-offer, a schedule of landlord’s work, a renewal option. The agent, the landlord, the tenant and their lawyers all need to be reading the same draft. A deal gives that one lease a shared room for sixty days, for one price per lease.

The problem

Drafts travel between two brokerages, a landlord, a tenant and two law firms by email. Somebody comments on last week’s version, and nobody can say which points are still open without rereading the whole lease.

How Termsroom handles it

  • Every draft is kept in order with its date and who sent it, with what changed from the last one.
  • The points still open, such as rent, term, improvements and renewal, are listed, and each one agreed is recorded.
  • Your side keeps a private room for your client and your team. The other side sees only the shared table.
  • The other side and their advisers join free, and need no storage of their own.

What you end up with

The full history of the lease, from first offer to agreed terms, kept read only for the file once the deal ends.

Where it fits

Commercial leases

Office, retail and industrial leases, new or on renewal.

Offers and counter-offers

The rounds before a lease is drafted, kept in order.

Renewals and amendments

A renewal option exercised, or a change to a lease in force.

Residential leases

Where a landlord or property manager negotiates terms with a tenant.

What it costs

Your first deal is free. After that, each lease is $150 for sixty days.

  • Sixty days per deal. A thirty-day extension is $50, up to two per deal.
  • A brokerage with many leases can buy five for $500 or twenty-five for $1,945, or take Deals Unlimited at $4,995 a year for up to 25 people.

Launch prices, the same figure in Canadian or US dollars, for purchases made until 31 October 2027. Until buying deals online opens, write to sales@termsroom.com.

Worth knowing

  • It does not sign the lease. Sign it the way you do today, with your e-signature tool or on paper.
  • It does not give legal advice or tell you what to accept. Your lawyer and your brokerage still do that.
  • It does not tell you whether your records meet your regulator’s rules. It gives you a dated record to show them.
