Deals

One agreement, settled in one place

A lease, a supply contract, a services agreement, a grant agreement. Two organizations, one document going back and forth, and a date it has to be done by. A deal gives that one agreement a shared room for sixty days, without a subscription.

The record is held in Canada · Your documents stay in your own storage

What it costs

Your organization’s first deal is free. After that, a deal is $150.

  • Sixty days from the day you start it. A thirty-day extension is $50, up to two per deal.
  • Five deals are $500, and twenty-five are $1,945. Deals Unlimited is $4,995 a year for up to 25 people.
  • The other side joins free, and does not need storage of its own.

Launch prices, the same figure in US or Canadian dollars, for purchases made until October 31, 2027. Sales tax is added at checkout. Until buying deals online opens, write to sales@termsroom.com and we add them to your account, by card or on a purchase order with net 30 terms for a pack of 25.

Procurement offices and buyers

The award is made and the contract still has to be finalized. Or a supply contract is up for renewal and the vendor has sent back a marked-up copy. The work is a few rounds of drafts, and the contract file has to show who was sent what, and when.

Typical agreements

Contract finalization after an RFP award · Supply contract renewals · Cooperative and piggyback agreements · Amendments and change orders

One current version
Every draft is kept in order, with what changed between them. Nobody works from last week’s copy, and nobody has to search an inbox to find out which copy went out.
Open points
Each clause still under discussion is listed with its status, and each one both sides agree is recorded. Settled clauses stop being reopened.
The contract file
When it closes, the record shows every version, who sent it and when, and what was agreed. That is the part of the file people usually rebuild from email.

Vendors, suppliers and consultants

Your customer sends their paper, you send back your changes, and three rounds later somebody asks which version legal approved. If you sell to the same buyers again and again, a pack of deals covers a year of that.

Typical agreements

Master services agreements · Software and SaaS contracts · Statements of work · Consulting engagements

Your positions stay yours
Your side has its own private room for internal notes and draft positions. The customer sees only what you put on the shared table.
Free for the customer
You can start the deal and invite the buyer at no cost to them. They do not need a plan or storage of their own to take part.
Proof of what was sent
Every version carries a fingerprint, so either side can show that the copy they hold is the one that was exchanged.

Real estate brokers, landlords and property managers

Leases are negotiated in rounds: a letter of intent, a counter, a work letter, a renewal option. The broker, the landlord, the tenant and their attorneys all need to be reading the same draft.

Typical agreements

Commercial lease negotiations · Letters of intent and counteroffers · Lease renewals and amendments · Residential leases

One price per lease
Each lease is its own deal, paid once. A brokerage with many leases a year can buy deals in packs, or take Deals Unlimited for up to 25 people.
Everyone in one room
Invite the other side and their advisers into the shared room. Your side keeps a private room for your client and your team.
Afterward
When the window ends, the deal becomes read only and nothing is deleted, so the history of the lease stays available for the file.

Foundations, grantmakers and nonprofits

A grant or funding agreement usually goes through several drafts between a funder and a grantee, often with a small team on one side. Both need to know which version is final.

Typical agreements

Grant agreements · Funding conditions · Partnership and service agreements · Sponsorships

Low cost to join
The grantee joins free and needs no storage, which matters for a small nonprofit that has neither the budget nor the IT support for another system.
Clear record
Both sides can see which clauses are settled and which are still open, and the finished record shows how the agreement reached its final form.

Any agreement between two organizations

If two organizations are exchanging drafts of one agreement, a deal fits. That includes construction subcontracts, licensing and distribution agreements, joint ventures and settlement terms.

Typical agreements

Subcontracts · Licensing and distribution · Joint ventures · Settlement terms

How a deal works

  1. 1

    Start the deal

Name the agreement and the organization on the other side, and choose the kind of agreement: a lease, procurement, a vendor agreement or another agreement. Your first one is free.

  2. 2

    Invite the other side

They join free. If they have no storage of their own, they read and upload through yours, using a short-lived address for one file at a time that never reveals your password or key.

  3. 3

    Exchange versions

Each draft is kept with a fingerprint and a record of who shared it and when. The list of open points shows what is still under discussion.

  4. 4

    Settle it

Agree the open points one by one. When the sixty days are up, the deal is read only, and you can add thirty days up to twice if you need more time.

What a deal includes

Documents
Every version of the agreement, kept in storage your organization connects, with a fingerprint on each so both sides can see exactly what changed.
Rooms
A private room for your side, and a shared room for both. The other side cannot see into yours, and you cannot see into theirs.
Open points
A list of the points still open, and a record of each one both sides have agreed.
Sign-in
Everyone signs in with two codes, one sent by email and one by text message.
Time
Sixty days from the day you start it. After that it is read only, and nothing in it is deleted.

Questions people ask

Does the other side have to pay or sign up for a plan?

No. The organization that starts the deal pays for it. The other side joins by invitation at no cost.

Where are the documents kept?

In storage your organization connects, such as SharePoint or OneDrive. For deals, a personal account is accepted too. The storage options page lists what is switched on today.

What happens when the sixty days are up?

The deal becomes read only. Everything in it stays and can be read and downloaded. You can add thirty days for $50, up to twice.

Can I buy deals on a purchase order?

Yes, for a pack of 25 deals and for Deals Unlimited, with net 30 terms. Single deals and packs of five are paid by card.

We negotiate all year. Is a deal the right fit?

If you run more than a handful of agreements at once, Deals Unlimited or one of the annual plans on the pricing page will cost less than buying deals one at a time.

What a deal does not do

Named here rather than found later. If something that matters to you is missing from this list, ask us and we will answer plainly.

  • It does not sign the agreement. When the terms are settled, sign it the way you do today, with your e-signature tool or on paper.
  • It does not give legal advice or tell you what to accept. Your attorney, broker or procurement adviser still does that.
  • It does not tell you whether your process meets your procurement rules or your state’s record-keeping rules. It gives you a dated record to show them.
  • Costing, bargaining parameters, packages and Teams links belong to the annual bargaining plans and are not part of a deal.
  • Buying deals online is not open yet. Until it is, sales@termsroom.com adds them to your account.
